The mid-terraced building formed one of a large portfolio of properties originally let on a long lease to a Bank who were to re-locate within the town and were vacating the property on termination of the lease.

Accommodation included a banking hall to the ground floor area with ancillary offices and training areas within the 2 floors above.

The lease had been renewed within the last 5 years, at which time the tenant's previous substantial alterations, including large redundant air handling installations, become Landlord's fixtures with an obligation to repair but not to remove which was agreed as part of the dilapidation settlement.
