A classic 1930s styled end of terrace property with retail accommodation to the ground floor and ancillary storage within the two floors above, which once formed the manager's ‘flat above the shop'.

We initially negotiated and agreed a schedule of dilapidations with the outgoing tenant, which later proved to be a useful contribution to the cost of the general repairs to the fabric.

The scheme required an increase in the retail area which was achieved by the part demolition and re-building of the rear addition to maximise site cover; the upper floors were formed into a maisonette with self-contained rear access.

The development was simple in its concept and execution and thus maximised the financial returns.
