The tenants had taken a short lease on the premises with a limited repairing liability and they were served with a very substantial schedule of Dilapidations on termination.

Under the first limb of claim we were able to negotiate a very substantial reduction in the scope and extent of the scope of works and related costs.

The landlord's loss was capped under section 18.1 of the Landlord and Tenant Act 1927 and, in conjunction with a specialist valuer a Part 36 offer for settlement was made which was very substantially below the value of the landlord's original claim.
