A short lease with tenant's repairing obligations substantially limited by reference to a very detailed schedule of condition attached to and forming a part of the lease.

The tenant was served with a very substantial schedule of dilapidations at the termination of the lease.

We were able to consider with the landlord's surveyor the reduced repairing obligations implicit in a short lease, the limitations arising out of the schedule of condition, we were able to agree a settlement that fairly reflected the tenant's liability and landlord's true loss.
